{"id":10225,"date":"2022-09-22T10:06:39","date_gmt":"2022-09-22T17:06:39","guid":{"rendered":"https:\/\/yourwhiteknight.com\/reno\/?p=10225"},"modified":"2022-09-22T10:08:37","modified_gmt":"2022-09-22T17:08:37","slug":"defining-the-differences-ii-manufactured-homes-mobile-homes-modular-homes-tiny-homes-and-park-models","status":"publish","type":"post","link":"https:\/\/yourwhiteknight.com\/reno\/2022\/09\/22\/defining-the-differences-ii-manufactured-homes-mobile-homes-modular-homes-tiny-homes-and-park-models\/","title":{"rendered":"Defining The Differences Ii: Manufactured Homes, Mobile Homes, Modular Homes, Tiny Homes And Park Models"},"content":{"rendered":"<div class=\"wp-block-paragraph\">\n<p>For several decades the terminology referencing factory-built housing, as opposed to site-built housing, has long been confusing for homebuyers, the media, bureaucrats, the public at large, and to some extent, manufactured home salespersons and retailers.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>The terms used for today\u2019s factory-built housing range from&nbsp;<strong>mobile homes,&nbsp;<\/strong>(the most common and most inaccurate description),&nbsp;<strong>manufactured homes, modular homes, tiny homes and park models,&nbsp;<\/strong>and to a lesser extent;&nbsp; pre-fabricated homes (prefabs), panelized homes, container homes, and system-built homes. We will attempt to define the five (in bold print) that seem to be the most commonly misunderstood.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>A home wholly or partially constructed in a factory environment, as opposed to a site-built home, is politically correct and broadly, if not legally, considered a \u2013 manufactured home \u2013 however, what type of a factory-built home may be confusing to those that do not understand the technically correct terminology used to define the building process.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>The construction code requirements to produce these homes are what determines the differences. We will strive to define the differences and hopefully, \u201cun-confuse the confused.\u201d We will start with the one type of home that does not fit any of those modern-day categories \u2013 \u201cmobile homes.\u201d<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p><strong>MOBILE HOMES \u2013&nbsp;<\/strong><strong><em>\u201cThere have been zero mobile homes produced in over four decades! Say what? How can that be?\u201d&nbsp;<\/em><\/strong>Yes, that is factual, as well as legally accurate. The term \u201cmobile home\u201d is often used interchangeably with the term \u201cmanufactured home,\u201d but in fact they mean quite different things.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>For decades the \u201cmobile home\u201d and \u201ctrailer home\u201d were considered \u2013 one in the same \u2013 However, in the 1960\u2019s the term \u201cmobile home\u201d became the industry\u2019s preferred nomenclature as the \u201ctrailer\u201d became less mobile with larger and better-built units more acceptable to home buyers seeking affordable housing. However, the stigma of substandard housing still persisted.&nbsp;<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>The \u201cmobile home\u201d was no longer produced after&nbsp;<a href=\"https:\/\/www.manufacturedhousing.org\/hud-manufactured-housing\/#:~:text=In%201976%2C%20HUD%20established%20the,fire%20resistance%2C%20and%20energy%20efficiency.\" target=\"_blank\" rel=\"noreferrer noopener\">Congressional legislation in 1976<\/a>, creating today\u2019s modern high-quality manufactured housing, and technically and legally designating manufactured housing as the home being built today, and simultaneously eliminated \u201cmobile homes\u201d as a recognized form of new housing in the U.S.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p><strong>MANUFACTURED HOMES \u2013&nbsp;<\/strong>July 1976 was the implementation of a law passed by the U.S. Congress in 1974 titled: The Federal Construction and Safety Standards Act administered by the Department of Housing and Urban Development (HUD). The HUD Code regulates manufactured home design and construction, strength and durability, fire resistance, energy efficiencies, and overall quality. The HUD Code also sets performance standards for heating, plumbing, air conditioning, and thermal and electrical systems.&nbsp;<strong>Manufactured homes are the only form of single-family homes subject to a federally regulated nationwide building code.<\/strong><\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p><strong>MODULAR HOMES \u2013&nbsp;<\/strong>are often produced in the same production facilities as HUD Code manufactured homes utilizing the same quality building efficiencies, materials, and floor plans.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>Modular homes are built to be compliant with local and state building codes and architectural requirements for placement in \u201chome-only zones.\u201d<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p><strong>TINY HOMES \u2013&nbsp;<\/strong>What is a tiny home? Most of those television depictions seem to indicate that it is a structure with under 400 square feet of living space. The size thresholds are subjective. There are no formal definitions for tiny homes in nationally recognized building codes.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>Tiny homes have not boomed in the way cultural fascination with them would suggest \u2013 one reason? It\u2019s exceedingly difficult to live in them legally.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p>Non-code tiny home financing is typically not available from traditional lenders, as there isn\u2019t a conventional way to perfect a collateral lien on a non-recognized structure.<\/p>\n<\/div>\n\n<div class=\"wp-block-paragraph\">\n<p><strong>PARK MODEL RV\u2019s \u2013&nbsp;<\/strong>Several recognized manufactured home builders also build under 400 square feet Park Model RV\u2019s that should be included in the preceding \u201ctiny home\u201d conversation.
