Buying A Home
Are you wondering if purchasing a Manufactured Home is right for you? Click the link below to see how the stigma is no longer true and why investing in a Manufactured home could be a smart decision

The American Dream of owning a home is typically the biggest asset a person / family will ever own and the largest purchase you will ever make.
Is a Manufactured or Mobile Home Right for You? Here’s What Northern Nevada Buyers Need to Know.
1. Manufactured homes are one of the smartest affordable housing alternatives available today. For buyers in Reno, Sparks, Carson City, Fernley, and Fallon who are tired of renting or priced out of site-built homes, a manufactured or mobile home offers a genuine path to ownership. You get the same modern amenities, the privacy of your own space, and the pride of owning your home — without the overcrowded conditions of apartment living or the premium price tag of traditional real estate. For many Northern Nevada residents, buying a manufactured home costs significantly less per month than renting.
2. Today’s manufactured homes are not your grandfather’s mobile home. Modern manufactured homes are built to rigorous federal HUD construction standards and offer the quality, design, and livability of site-built homes at a fraction of the cost. Depending on your region, construction costs per square foot for a manufactured home average 15 to 40 percent less than a comparable site-built home — excluding land. If you want to get the most out of every housing dollar in Northern Nevada’s competitive market, a manufactured home is the smart move.
3. There is a manufactured home for every budget in Northern Nevada. With prices starting as low as $10,000 and a wide range of sizes, floor plans, and communities available across Reno, Sparks, Carson City, Fernley, Fallon, and surrounding areas, manufactured and mobile homes offer unmatched flexibility. Options vary by square footage, year, community type, leased or owned land, lot size, and amenities including carports, garages, and sheds. Homes can also be purchased to move to private land. Whatever your budget, Your White Knight can help you find the right home.

How to Buy a Manufactured or Mobile Home in Northern Nevada
Your Step-by-Step Guide
Buying a manufactured or mobile home in Reno, Sparks, Carson City, Fernley, or Fallon doesn’t have to be complicated. At Your White Knight — Northern Nevada’s largest and most experienced licensed manufactured home dealership — we guide you through every step of the process, from your first search to the day you pick up your keys.
1: Finding Your Perfect Manufactured Home Your search starts with Northern Nevada’s largest inventory of used manufactured and mobile homes. But our service goes further than our own listings. Our team of experts will search across all available inventory — regardless of who holds the listing — and can negotiate directly with For Sale by Owner sellers on your behalf to ensure your best interest is fully protected. Whether you’re looking for a manufactured home in a park, on leased land, or on private property in Reno, Sparks, Carson City, Fernley, Fallon, or anywhere across Northern Nevada, we find it for you.
2: Writing an Offer and Negotiating Your Deal Once you’ve found the right home, it’s time to make your move. Your White Knight agent will walk you through every detail of the offer process — explaining your options, advocating for your best terms, and guiding you through any counter-offers along the way. Our job is to make sure you understand every line of the contract and that you never overpay for your manufactured home.
3: Offer Accepted — Now What? (Sale Pending) Congratulations — your offer has been accepted. Now we manage the details so you don’t have to. Your agent will guide you and the seller through all required contingencies, including park approval, home inspections, repairs, and financing if applicable. Our goal is to have every contingency resolved several days before your close of escrow, so closing day is smooth and stress-free.
4: Required Funds and Homeowners Insurance A few days before closing, your agent will provide a detailed Good Faith Estimate outlining all required funds. You’ll receive clear instructions for depositing funds into our trust account at least two days prior to close of escrow. If homeowners insurance is required — or if you choose to carry it — your agent will provide everything your insurance provider needs to get your policy in place on time.
5: Final Walk-Through Before closing, your White Knight agent conducts a thorough final walk-through of your manufactured home with you. This includes testing all essential systems and verifying that every repair, stipulation, or contingency from the purchase agreement has been completed to your satisfaction. Nothing gets missed.
6: Close of Escrow — Signing Day Your agent will schedule a signing appointment with our escrow officer — typically 30 minutes or less. Once both buyer and seller have signed all final documentation, you’ll receive a complete closing packet containing copies of every document from start to finish for your records. Your new title will be issued by the Nevada Manufactured Housing Division and mailed to you within approximately 60 to 90 days.
7: Taking Possession — Welcome Home On the day of closing, your keys will be ready. Pick them up at our office at 390 Freeport Blvd, Suite 12, Sparks, NV 89431, or we’ll make arrangements to get them to you directly. From your first inquiry to this moment, White Knight has been by your side every step of the way.
